1) Design and Build: Refurbishments and Renovations

A solution in which the Client passes most of the risks and responsibility about Design, Management and Construction to us is the Design and Build solution.
With the feasibility stage defined (Concept design / approximated costs) , we can develop the entire construction process from start to end and it includes all the operations to reach the result in Quality, in Time, in Budget.
A simple example is the Kitchen Deal, in which there is an agreement about the realization of a new kitchen for a budget, in which all is included as products, materials, works and all the technical services necessary to reach the completion in Quality, in Time, in Budget.

4) Analysis: Building Surveys

Survey is necessary to know the construction, how is built, which are the potential and realistic modifications that can be done in the refurbishment, where are the problems and so the potential solutions.
For a project of internal refurbishment or remodelling of the house , at the Feasibility stage or in the next of the Pre-Construction, could be necessary to open the structures as walls and floors to ensure correct information, in particular about about bearing structures and services.
Visiting the building help also to see how the space works as built, how the building is in its environment and for example how the natural light get in based on the orientation of the openings in relation with the sun.
In some cases, as frequently in old buildings, there could be some interesting elements that could be integrated in the new design, for example a nice brick wall or a cast iron column.
Notes are taken about the position of the services as water and drainage system, electrical, heating, etc. The survey could highlight potential problems as the presence of asbestos or site constrictions in its location that could impact on final costs and time.

5) Analysis: Technical Reports

In the case of a specific issue in the building, we can organize a technical investigation of the building to produce a Report in which we can explain the reasons of the issue and what are the possible solutions and steps needed to solve it.
For example a problem of infiltration of water, a mould formation or an internal discomfort related to different internal temperatures in different areas of the house, etc. These issues can be solved by way of using specific technical solutions and/or products.

6) Analysis: Measurements

Measurements and other informations are necessary to develop a project, the measurements are translate in drawings, detailed as much as necessary to produce what required.
In the initial stage of the feasibility could be an essential measurement to get correct dimensions and positions of the services to produce basic drawings that represent the space as built and on which base a initial feasibility project with a concept design.
Measurements more precisely and detailed could be taken in the Pre-construction phase to prepare the final project and drawings finalized to the presentation of application for Planning permission.

7) Analysis: CAD drawings

Before proceeding with the initial feasibility project of the refurbishment of the house we need to understand the existing space. Which and where are the structural walls and columns or how the floor is built if necessary,which and where are the services (water, gas, electricity, etc.).This information helps in the design phase, reducing the interventions on the structural parts and keep to a minimum modifications of mains,drains and electrics.
At feasibility stage, survey, measurements and drawings could be essential to produce an initial feasibility project with plans, sections and elevations of the existing building with the minimum information necessary and sufficient to proceed in the next stage of the Pre-Construction phase in which will be more detailed to finalize the final project. If necessary, specific measures and information will be sent to a structural engineer to provide the drawings and calculation about new or modified structural elements.
Drawings could be very detailed, as I prefer, it depends on the target we want to achieve, more they are detailed less is left to chance and reduced are the possibilities of errors that in Construction are very expensive. Drawings are used to extract the Bills of Quantities that together specifications and details could be sent to contractors to receive the prices for the works and be part of the contract.
Some variations and updates of the drawings could be necessary during the Construction stage and or at the end of the process as documentation"as Built".

In my role of Project and Site Manager I make sure that the works are then carried out as per design, with explanations and checks before, during and after the works. What I can say is “I do not like surprises!"

Note: We don't do drawings for others, they are functional to our design and our construction.

8) Design: Initial feasibility project and final project

Based on the your requirements, your vision, what your preferences, the budget available, and the informations collected from the survey and the drawings of the existing building we can start to study the potential solutions for the refurbishment.

At feasibility stage, we can show the project and concept design by simple plans associated at sketches, by hand and or by software, they allow to show ideas to be discuss, but you need to be able to understand the spaces from this kind of simplified and technical information.
We can prepare images of the space how it could be after the intervention of the refurbishment with simplified 3D visualizations or by photo editing, research and collect images of products and solutions, that could be used to define the initial project and concept design and move then to the final version of the project.

9) Design: 3D Visualizations

A more sophisticated way to display a project of a refurbishment of a house, flat or commercial space is 3D visualization called also simulation, virtual reality, or rendering. Through different types of software is it possible simulate the project before it is realized, in this way you can see the space how will be finished.
A 3D Visualization can be quite expensive because of the long execution times required but it helps reducing the possible changes in the construction phase that are much more expensive.
If you do not like the wooden floor and instead you prefer marble, change it in the 3D model is much more cheaper and quicker than change it physically. This will be done in the Pre-Construction stage as final project, as to better clarify what the space will look once completed, obviously with a grade of approximation as it is still a simulation.

10) Quantity Surveys: Quantities and Costs analysis

How much will it cost the refurbishment of the house? Based on the budget available we can have a range of options during the ideation process and the project will be done keeping in consideration the budget available.
From the initial feasibility project and then to the final project, we can identify the tasks with the description of the works necessary, the quantities expressed by surfaces, volumes or items. Design, drawings, descriptions, quantities, specifications can be sent to contractors to be quoted, and to suppliers for costs of specific products and services, then compared and used to allocate the works, the sum of all items will produce the total cost.
It is good planning to have a reserve margin for variations or unforeseeable problems that may arise.

11) Management: Project and Site Management

Planning and Coordination, quality, checks, Health and Safety.

All the described process of refurbishment has to be managed properly. We can offer Project and Site Management services that take charge of the project.
In a Design and Build agreement all these tasks are included, planning the tasks of the different contractors, coordinating them, overseeing the process and the timing, check that the works are as per drawings, check the quality of materials as per specification, ensure that Health and Safety aspects are followed, keeping under control the Budget.
Time is another aspect that impact on cost and extremely important, if you plan to rent the house or the office in two months time, the job have to be completed in Time over wise there is a loss for the missed income, problems that shouldn't happen if proper planning is carried out.
